Make sure that your home is looking as good as it possibly can.  New Carpets, fresh paint (very pale, warm butter color sells!) very clean and uncluttered.  Roof, deck and landscaping spruced up, including flowers.  Well cared for and updated homes are the ones that are selling and with inventory at an alltime low, seller's are setting new high price records daily.

Some markets have seen 35% increase in prices year over year.  And this is not bad news for buyers either.  With more sellers able to go on the market and interest rates still really low, you will have more choices and still have excellent buying power.
